Verify the entity and the right contractor for the work
Use HDB’s contractor directory service to verify the appointed contractor for HDB renovation. Registration is a requirement for the relevant work; it is not a guarantee that a project will be dispute-free. Check the contracting entity, company identifiers and the party receiving payment against the agreement.
If design coordination and the HDB-registered renovation work involve different parties, ask how their responsibilities are documented. Know who submits, who carries out the permitted scope, who coordinates trades and who responds if an issue arises.
Compare quotations on the same assumptions

Ask for relevant evidence without assuming credentials
Request evidence that matches the proposed work and the actual entity or people involved. A mood board is not a completed project; an employee’s previous experience is not automatically the company’s project history. Verify any accreditation directly with its issuing body and check what it covers.
Reviews can help you form questions, but do not replace a clear scope or verified responsibilities. Do not share another client’s private plans, address, quotation or personal details as public proof.
Agree how changes will be handled
CCCS’s renovation-industry guidance supports itemised pricing, accurate descriptions, clear terms and consumer agreement to variations. Ask for a written change showing the scope, cost and schedule effect before the affected work goes ahead.
Make the communications practical: who can approve changes, where decisions are recorded and who consolidates instructions to trades. A friendly conversation is useful, but the project needs an agreed record when choices affect cost or time.

Understand Essentia’s operating role
Essentia Works is not listed in HDB’s Directory of Renovation Contractors (DRC). We provide design and coordination; HDB renovation works requiring a DRC are handled by the appointed HDB-registered contractor. Confirm that contractor’s identity, scope and permit responsibilities before work begins.
