Before site work: define the unknowns
Walk through the existing flat and record what will stay, what needs investigation and what is definitely being replaced. Do not price a “retain” decision as settled when the condition is concealed. Link each uncertainty to an inspection, responsible person and decision deadline.

Removal is an inspection checkpoint
Once old work is removed, the team may see conditions that were not accessible during quotation. Pause the affected area long enough to assess the finding and agree any scope change. Record the cost and programme effect before authorising a variation. Continue independent work only when doing so will not conceal or damage the unresolved area.
Check services before closing them in
Use the relevant licensed electrical worker and licensed plumber for regulated work. Agree which checks must happen before tiling, ceilings or carpentry restrict access.
A ceiling can be installed in phases; final paint or touch-ups may happen after other trades. Likewise, floor installation and carpentry order depend on the selected flooring system. Do not make one rigid sequence a substitute for the installer’s requirements.

Separate permit deadlines from your move-in plan
Confirm the applicable work period and conditions with the appointed contractor under HDB’s renovation requirements. Product lead times, design decisions and rectification visits also affect the overall journey.
Write down dependencies for delivery, utility availability and access. If the flat must be vacant by a particular date, raise that constraint before the schedule is agreed. Do not treat an indicative completion date as proof that the home is ready for occupation.
Close with testing and documented handover
- Check installed items against the agreed scope and approved variations.
- Arrange the appropriate trade checks; homeowner observation does not replace professional testing.
- Create one outstanding-item list with locations, actions, owners and follow-up dates.
- Collect care information, relevant approvals and warranties actually supplied.
- Agree the next inspection for unresolved items and follow the contract’s payment terms.
